
As the building was due to undergo renovation for future use, the client requested an initial assessment to ensure it was safe for purpose. Our team identified asbestos-containing materials (ACMs) in the form of roofing sheets, an issue often found in warehouse type industrial buildings of a certain age.
Although the roofing sheets in question were in relatively good condition, leaving them untreated would pose a long-term risk. Health and safety concerns would arise if action was not taken, particularly if the sheets were disturbed during maintenance or construction works in future.
Asbestos becomes hazardous when fibres are released into the air and inhaled. Over time, exposure can lead to serious health conditions such as asbestosis, mesothelioma, and lung cancer. For commercial properties, it’s vital to take appropriate action before any refurbishment work takes place.
After assessing the condition of the roof, it was agreed that full asbestos removal wasn’t necessary to make the building safe. Instead, we advised encapsulation. This is a safe and compliant alternative to complete removal, and this case was the perfect scenario for such an action.
Following consultation, our team arranged a full site inspection to determine the best approach.
Given the size of the unit and its central location, we planned a method that would be both non-disruptive and fully compliant with safety regulations. We opted to encapsulate the asbestos sheets using ET-150, a specialist asbestos encapsulation paint that’s designed to bind the material and prevent any fibre release. Due to the scale of the building, we used airless spray equipment to apply the coating evenly and efficiently across the entire roof surface. To access the roof safely, we brought in two plant vehicles: a cherry picker for work around the mezzanine edge and a scissor lift for the main roof area.
Partway through the job, the client asked if we could also paint the internal walls of the warehouse. After reviewing our schedule and freeing up additional time, we were happy to help. We carried out the additional work while still on site, ensuring everything was completed to the same high standard. The client was very pleased with the final result, both the roof and the internal walls were now protected, clean, and ready for the next phase of the building’s refurbishment.
Due to the encapsulation process used on this job, there was no need for asbestos removal and disposal, but we are more than capable of full removal and safe disposal of asbestos when the project calls for it.

As with all DACT projects, safety was our top priority throughout.
Our operatives are fully trained in asbestos encapsulation, safe working at height, and all relevant site protocols. All team members wore full PPE, including RPE (respiratory protective equipment), and worked according to a full risk assessment approved before the job.
The ET-150 product we used is specially designed for asbestos-containing materials and forms a long-lasting seal that prevents fibre release. By using airless spray application, we also minimised the risk of airborne disturbance during the encapsulation process.
Access to the site was restricted to trained personnel only, and all tools and equipment were cleaned and decontaminated in line with HSE guidelines. The site was left tidy, safe, and ready for further work.
