Asbestos Testing St Helens

If you suspect that your property contains asbestos, we can help you find out safely with our reliable services. DACT Contractors arranges independent asbestos testing and surveying for homes, businesses, schools and industrial sites across the North West, including St Helens and surrounding areas.

Our asbestos testing service covers the sampling and laboratory analysis of asbestos-containing materials (ACMs), whether in domestic properties or commercial premises.

Asbestos testing ensures you know exactly what you’re dealing with before any removal or remediation begins. Our testing service is often the first step toward making your building safe and compliant.

Asbestos Services

Asbestos testing or an asbestos survey in St Helens: which do you need?

The two services overlap, and we arrange both, so you don’t need to worry about which one you need before getting in touch with us.

Asbestos testing, also known as asbestos sampling, focuses on one or two materials you’re worried about. This could include textured ceilings, a garage roof or old floor tiles. A small sample is taken, and the laboratory confirms whether it contains asbestos and which type.

An asbestos survey is a structured asbestos inspection of the whole property, or the part being worked on. The surveyor identifies suspect materials, samples them, and records the location, type and condition of each ACM in a written report. The Health and Safety Executive recognises two types of survey:

Asbestos management survey

An asbestos management survey is for buildings in normal use. It finds ACMs that could be damaged during everyday occupation, maintenance and cleaning, and gives dutyholders what they need for an asbestos register and management plan. It covers rooms, ceiling voids, lofts, risers and service ducts, plus external areas such as roofs, soffits and gutters.

Refurbishment and demolition survey

A refurbishment and demolition survey is needed before work that disturbs the fabric of a building, whether that is a kitchen refit, an extension, a full strip-out or demolition. It’s more intrusive than an ordinary survey. The surveyor looks behind walls, under floors and inside voids where a management survey would not go, so any asbestos can be dealt with before contractors start.

If you only have one or two suspect materials, testing is usually enough. If you are buying, managing or renovating a pre-2000 building, you will probably need a survey. We will tell you which one you need when you get in touch.

We don’t survey our own jobs because we also remove asbestos. Instead, every survey is carried out by an independent surveying company, so findings aren’t influenced by who gets paid for the removal.

Get in touch

Our asbestos testing service covers:

  • A visual inspection of accessible areas and any materials you have flagged
  • Sampling of suspect materials using controlled methods that disturb as little as possible
  • Analysis at a UKAS-accredited laboratory
  • Confirmation of whether asbestos is present, its type (chrysotile, amosite or crocidolite) and its condition
  • A written report with photographs and clear recommendations

The number of samples depends on the job. A single cement panel may need one, while textured coatings or pipe lagging running through several rooms may need more.

Art supplies

Believe it or not, many years ago art equipment such as crayons, clays, some paints, tapes and welding materials were found to contain asbestos.

Over time, there is a high probability that pipes can become damaged and start releasing hazardous fibres into the public.

Asbestos containing soffits

Covering asbestos soffits to the existing soffit can release hazardous fibres into the air, posing a health risk due to potential exposure.

Asbestos can very commonly be found in 90’s builds and even later due to contamination of vans and other building supplies.

How does our asbestos testing and survey process work?

  1. Initial call: Tell us about the property, roughly when it was built, and what you have spotted or what work you are planning. We will confirm whether you need testing or a survey and give you a price.
  2. Site visit and risk assessment: An independent surveyor arrives at an agreed time and carries out an on-site risk assessment before any inspection starts.
  3. Inspection and sampling: Agreed areas are inspected, and small samples are taken from suspect materials under strict health and safety controls.
  4. Laboratory analysis: Samples go to a UKAS-accredited laboratory. Results come back within 72 hours.
  5. Report and recommendations: You receive a clear report setting out what was found and what to do next: leave the material in place and monitor it, encapsulate it or arrange asbestos removal.

The survey is carried out independently, so you can trust what it finds. If it shows asbestos that needs to come out, our licensed team can handle the removal and disposal, so you don’t have to find a contractor yourself.

Domestic and commercial asbestos surveys in St Helens

Homeowners, buyers and sellers

A domestic asbestos survey tells you whether asbestos is present in your home, what condition it is in and whether it is safe to leave. If you are buying, the report helps you plan for remedial costs and can support price negotiations. If you are selling, it answers buyers’ questions before they ask them. If you are renovating, it means your builders know what they are working around before they start.

Landlords

If you let a block of flats or a converted house, the common parts (hallways, stairwells, roof spaces, outbuildings and garages) fall under the duty to manage asbestos in the Control of Asbestos Regulations 2012. Inside individual rented homes, you still have a general duty to protect tenants from risks arising from work carried out there. A survey gives you a documented record you can share with tenants and contractors.

Businesses, schools and public buildings

A commercial asbestos survey is how most dutyholders meet their legal obligations. The duty to manage applies to all non-domestic premises, including factories, warehouses, offices, shops and schools. The dutyholder must find out whether asbestos is present, assess the risk and keep an asbestos register and management plan up to date. Failing to do so can lead to enforcement action and prosecution.

We work with facilities managers, estates teams and business owners across St Helens and the North West, and we have specific experience in the management of asbestos in schools. Where a survey identifies material that needs to come out of a workplace, our commercial asbestos removal team can plan the work around your operations.

When should you arrange asbestos testing?

HSE advises that any building built or refurbished before 2000 should be assumed to contain asbestos until proven otherwise. Testing or a survey is worth arranging if:

  • You are planning refurbishment, an extension or demolition
  • You are buying or selling a pre-2000 property
  • Materials such as soffits, a garage roof, textured coatings or floor tiles look cracked, damaged or crumbling
  • You are unsure whether past building work disturbed something
  • You are responsible for a non-domestic building and do not have an up-to-date asbestos register

How much does asbestos testing in St Helens cost?

Asbestos testing costs and asbestos survey costs both depend on how much time the inspection takes. The main factors are:

  • Property size – A larger building takes longer to inspect and usually needs more samples.
  • Age and construction – Buildings put up or refurbished before 2000 tend to contain more suspect materials.
  • Type of survey – A refurbishment and demolition survey is more intrusive than a management survey, and testing a single material costs less than either.
  • Access – Roofs, ceiling voids or unsafe structures may need extra equipment and time.

Every quote comes with a clear breakdown of what is included, with no hidden fees. Be cautious of prices that look too good to be true: very cheap surveys often come from operators without the right qualifications or insurance.

How long is an asbestos survey valid for?

An asbestos survey doesn’t have a fixed expiry date. Its findings stay accurate as long as nothing changes, but the condition of known ACMs can deteriorate over time. We recommend having known ACMs reinspected at least once a year and updating your asbestos register after any building work. A management survey also does not cover refurbishment, so you will need a refurbishment and demolition survey for the affected area before work begins.
