There are two types of asbestos surveys – which one you need depends on your plans for the property:

• Asbestos management survey – checks whether asbestos materials are present in a building that’s still in use. It’s the survey landlords, schools, and facilities managers need for their asbestos register and to manage asbestos already in place, required by the Control of Asbestos Regulations 2012.
• Refurbishment and demolition survey – An asbestos refurbishment survey or asbestos demolition survey is more intrusive, involving sampling behind walls, under floors, and inside ceiling voids. This is because the building work about to happen could disturb material a management survey wouldn’t touch. If you’re planning an extension, full strip-out, or demolition, this is the one you need before contractors start.

The frequency of asbestos surveys can vary depending on the age and condition of your property.

By law, properties built before 2000 must have an asbestos survey at least every 6-12 months.

Although properties built after 2000 aren’t legally required to have an asbestos survey, it’s worth having one carried out at least once to confirm the presence or absence of asbestos.

As a rule of thumb, surveys need to be conducted before renovations to ensure asbestos-containing materials aren’t disturbed.

They’re also essential if you’ve recently purchased a property or have plans to sell your premises, in case negotiations and/or remedial work are required.

If the asbestos is in good condition and not likely to be disturbed, it’s usually safe to leave it where it is – but you will need to manage it carefully and have a reinspection survey in 12 months.

An asbestos survey result will usually remain valid for up to 12 months unless you have managed the asbestos in the interim.
